Ahhh the summer, if you live near the Georgian bay you know it is pretty teeth-chattering “refreshing” until the final weeks of August when the waters are more swim-able. ‘Tis the season people decide to get a pool, so you may be wondering how much land do you need to be able to put in a pool?
How Much Land Do You Need to Be Able to Put in a Pool?
So, how much land do you need to be able to put in a pool you ask? Depends how big your pool is haha a smart-a$s answer for sure, but also true. Each town has architectural controls and something called “setbacks”. This means how many feet from the property line can you have a structure (shed/garage) or add a pool, dig a fire pit etc. There are also considerations as to “easements”: is there a hydro line running down the middle of the yard? If you are in the country you may think…ah I have two beautiful acres and can toss in a lovely Olympic-size pool. Wait…there is a giant septic bed covering half the area so that is a big no-no!
Land Zoning
Next to tackle when sorting out how much land do you need to be able to put in a pool, is looking at Land Zoning. In our beautiful area land may be zoned a certain way IE it could be hazard land or you may need a special permit if the land is NEC (Niagara Escarpment Commission) or GSCA (Grey Sauble Conservation Authority). The bottom line is ALWAYS be sure to know the area subdivision covenants, the setbacks and any easements or controls before you purchase land in this lovely Southern Georgian Bay area.
