Lora Bay Real Estate Guide: What It’s Like to Live in a Golf Course Community

Lora Bay Real Estate Guide What It's Like to Live in a Golf Course Community

Dear reader, if you’ve been considering a move to Thornbury and have your eye on Lora Bay, this blog is for you! We’re diving into what it’s really like to live in a golf course community, and why so many people fall in love with it before they even see the inside of a home. COMMUNITY is the keyword here, and Lora Bay has it in spades.

Area and Homes in Lora Bay

Lora Bay sits along the Georgian Trail, giving residents direct access to one of the region’s most scenic walking, cycling, and cross-country ski routes right from their front door. Another reason so many fall in love with the community is of course the golf. In 2026, Lora Bay celebrates 20 years. I will dive more into the incredible 18-hole golf course later in this blog. More to love in Lora Bay are the beautiful array of homes. I have been helping people buy real estate in Lora Bay for 10 years, & started out selling preconstruction homes in Lora Bay with award winning builder Reids Heritage Homes. There have been several different developments building communities in Lora Bay, from Calibrex Developments, Sherwood Homes, to Reids Heritage Homes and more. In 2025 Great Gulf was named BILD Home Builder of the Year for Low-Rise; they have officially taken on purchasing land in order to build. Their first collection to release will be town and detached homes. It’s exciting to see another incredible builder invest in this wonderful community, and I cannot wait to see the styles of properties they create. Beyond the new Great Gulf collection, Lora Bay is really four distinct pockets I will outline below, each with its own character. If you want a deeper dive into these pockets check out our blog: Homes for sale in Lora Bay. The four distinct pockets of Lora Bay:

East – an established area with a mix of condos and single-detached homes along East Ridge on the north, then the Georgian Trail with a few great pockets or Cul-de-sacs that have direct access to the trail, and a street known as Rankins to the south. The style is distinctly chalet, featuring nice-sized lots with mature, lovely landscaping. In amongst this pocket are condos that look like large chalet homes and blend perfectly into the community.

West – newer construction; homes with the developments known as The Enclave and The Masters start along West Ridge and loop into Landry Lane. Sladden Court has the more modern detached homes and stacked townhomes that include elevators.

Sunset Boulevard – The original street where you’ll find both waterfront homes and homes backing onto the golf course, along with a mix of older and newer chalet to modern builds.

The Cottages – originally a trailer park area 25 years previous, this area has been slowly built out into a collection of single detached bungalow and bungalow-style chalet homes. These have a small land footprint designed for those who wanted detached homes without needing to deal with landscaping of a large yard, offering a more intimate, retreat-style living experience.

What Types of Homes Can I Live In in Lora Bay?

As reviewed above, there is a beautiful variety of homes & condos to fit whatever your style, with price points in the early $800,000s right up to $3 million (more if you are waterfront). Whether you’re drawn to a chalet-style condo or home or a modern new build, there’s a home style in Lora Bay for nearly every stage of life.

Lora Bay Community

Ask anyone who lives in Lora Bay what they love most, and “the people” almost always comes up before “the golf course.” Neighbours here are a mix of full-timers and weekend owners, often depending on which pocket you’re in, but regardless of the mix, there’s a genuine sense of people looking out for one another. It’s the kind of place where you learn your neighbours’ names quickly, and where a walk to the mailbox turns into a 20-minute chat. Lora Bay belongs to like-minded people who chose this area specifically for the lifestyle it offers. And it shows: residents don’t just live near each other, they do things together. The clubhouse lodge runs a full social calendar of events, giving residents easy, built-in ways to connect whether that’s a golf social, a seasonal gathering, or a casual night at the bar.

Lora Bay Golf Course

At the heart of it all is the Lora Bay Golf Club: an 18-hole, par-72 course with tee decks ranging from 5,100 to 7,100 yards. It’s designed to work with the natural terrain rather than against it, which means every hole offers a different look, and some genuinely spectacular views of Georgian Bay along the way. Whether you’re a scratch golfer or just starting out, the course is built to challenge and reward players at every level.

Even when the clubs are put away for the season, the course remains part of the backdrop of everyday life here, those sweeping fairway views don’t stop being beautiful just because it’s snowing; the snowshoes just replace the golf clubs.

Amenities in Lora Bay

Living in Lora Bay comes with a lifestyle package that’s hard to find anywhere else in Southern Georgian Bay:

  • Golf course & golf simulator – for year-round play, rain or shine, summer or winter to better your game!
  • The Clubhouse Lodge – home to that packed social calendar we mentioned, and the true gathering place of the community
  • Common element fees that include clubhouse access – so the amenities aren’t an extra hoop to jump through, they’re already part of belonging here
  • Private Lora Bay Beach – residents-only access to Georgian Bay, just down the road. You’ll love the beach, especially in the summer, but year-round for gorgeous sunsets.
  • A restaurant with a menu curated by Mark McEwan – yes, that Mark McEwan. Date nights and Sunday brunch just got more elevated.
  • Walking trails to navigate the community as well as the Georgian Bay trail running straight through which takes you to Meaford to the east or Thornbury/Collingwood to the west.

It’s a rare thing to find a community where the lifestyle amenities feel this complete — golf, water, dining, and community events all within a short walk or drive of home.

Trish’s expertise and dedication were instrumental in helping us secure our dream home in Thornbury, Ontario, specifically on High Bluff Lane. Her in-depth knowledge of Thornbury real estate market, combined with her professionalism, thoughtfulness and personalized approach, made our transition from Toronto to Thornbury seamless and stress-free. We highly recommend Trish Duncan for anyone looking to find their perfect home in Thornbury. Thank you, Trish, for making our dream a reality!” – Mary C., Lora Bay Homeowner

“Trish is a truly amazing person and realtor. She is genuine and very open and honest. Her time and patience as a realtor is unparalleled. She is very knowledgeable about the area we were looking in (Georgian Bay area – Thornbury area), and many other areas as well. She took the necessary time to guide us and answered so many questions, as we were quite unfamiliar with the area and were looking to get a picture that was more clear. She is highly experienced and accommodating. We are so so happy that she found us the perfect cottage in the Lora Bay area after quite a long search in a very competitive market for buyers. However, at the same time, we were sad that we were done the search with her because it was such a pleasure to interact and work with her! When we are looking again to do future real estate transactions we would 150% call Trish! We love Trish and her team. Thank you a million times!” – Daniela M., Lora Bay Cottage Owner
