Welcome home to Lora bay!
Many ask me about homes for sale in Lora bay and so I thought I would write a quick blog. Let me tell you there is a nice variety of condos mixed in with single detached homes. There are 4 distinct pockets in Lora bay at the time of this writing and they are: East, West, Sunset, and Cottages. I will flesh out each area and what they offer for new construction and resale.
Driving into Lora bay gives you that “ahhhhh” feeling as you are greeted with gorgeous Georgian Bay views. Most who choose to buy a home in Lora bay did so because of the wonderful amenities. There is a world-class 18 hole golf course, the clubhouse, lodge and restaurant for social events, a recreation centre with an indoor pool and gym, and the private members beach down on sunset boulevard. There is also a full-time recreational coordinator who organizes many special events for the residents.
The lodge is where many gather for book club, cards or the popular meet and greets on a Friday night. There is also a great restaurant known as The Grill, that serves a yummy Sunday brunch. The Lodge has fantastic views of Georgian Bay and an ideal place to host weddings or other special occasions.
Living in Lora Bay means most residents (with one area as the exception) pay a common element condominium monthly fee that ranges from $160-200/month depending on the pocket you live in. If you live in a condominium in Lora Bay you will not only pay the common element, but you will also be paying condo fees for your particular condo development. If you require a breakdown of these fees I am happy to have a chat. For now, I just want folks who are contemplating the move to be informed of this fee.
Now onto the pockets of Lora Bay!
East: The Georgian trail cuts across Rankins crescent and on the one side of the trail are a nice mix of condos and homes. This side is about 15 years new and aside from vacant lots being built, only resale is available in this pocket. Currently, the only available single detached homes for sale in Lora bay on the high end is a beautiful 5 bedroom with water views listed at $2,950,000 on East Ridge.
West: This is a newer area at about 6 years new and is continuing on with newer phases coming in that are a mix of single-detached homes and condominiums. Currently “The Enclave” of townhomes at the top of Landry Lane and the single-detached homes known as “The Masters” off West Ridge are SOLD OUT. Good news though, there is a new luxury townhome development about to be released known as “The Sands”. There are currently 2 available homes for sale in Lora Bay west side: one for $1,995,000 and the other $2,599,900.
Sunset Boulevard: As you head back to the roundabout and stay north you will hit Sunset Blvd where the waterfront homes are to the North, and the South homes back into the golf course. This is where those with deeper pockets tend to call home. The average price for waterfront has hit an all-time high of $30,000 per linear foot! As of this writing date (June 2021) there hasn’t been a home sold along the waterfront in two years!
At the end of Sunset Blvd is the last pocket of sweet homes in Lora Bay known as The Cottages. This development started about 8 years ago with the latest new release – phase 5 of The Cottages by Sherwood Homes currently being sold. These pre-construction homes start in the mid 800’s. Resale homes rarely come up in this pocket. The last one was listed and sold at 1.2 million dollars.
There are no currently available condos for sale in Lora bay on the east or west side but in the past 6 months, the low end sold was $900,000 and high end sold was $1,490,000.
