For this weeks blog post I want to address the questions I get asked ALL THE TIME.  New build home verses resale home – which one is right for me? There has also been a significant surge in our resale market especially in the first Quarter 2020. The stats aren’t out yet but what a crazy first few weeks we have had! I do this so you see everything that is available in the area you desire in your price point. Getting the best value for your dollar and lining you up with the home that makes the most sense for you and your lifestyle and family situation is my favourite kind of puzzle. At times resale will be the way to go and others a new build will be.

Being fully aware of and connected with many of the local builders, I definitely know which ones to recommend. More importantly, I also know the ones to avoid. I only work with New Home Builders who: operate with full transparency on their pricing; have a defined administrative and a clear step by step building process; and are Tarion registered. These are critical steps when working together so that your expectations are in line with what your builder can deliver.

Pros of buying resale; Quick close, what you see is what you get. Cons, you are inheriting someone else’s style, unknown repairs, house may not be energy efficient.

Pros of buying new build; Dream design, Tarion warranty, shiny new everything, your style. Cons; unknown close date, extra costs for upgrades, living through construction.
