Buyers do have more room to negotiate as we currently have more properties listed and are in a buyers market (end of January 2025). The pandemic shifted how many people view homeownership—people want more space, more nature, and more time away from the hustle and bustle. The Blue Mountains checks all those boxes. Those who are prepared and have their financing in place, opportunities remain abundant, and as mentioned, more room for negotiations with more listings on the market at this time.

Based on area trends, December/January/February are typically the best times to buy with a good amount of inventory and the best deals to be had. Spring is a popular time to list, so we anticipate sideline sellers preparing to hit the market now that interest rates have declined. This means more inventory for buyers and a fairly fast paced Spring/early Summer market. July usually softens with buyers pausing for vacation. Then late August through to the fall is another robust real estate sales cycle. October, at least for us up here in the Blue Mountains, has always been what I call the real estate superbowl month!
