What Work Do I Need to Do to Be Ready to List My Home for Sale?Ready…set…list!
You have decided to move. Welcome to the club. On average, people move every 5 years (I, myself, am up to 16 times or an average of every 3.375 years). If you’re reading this article, it means you are getting ready to move as well. If you own your home, you are also wondering “what work do I need to do to be ready to list my home for sale?” I, your local REALTOR®, am here to walk you through what is required for you to list your home for sale in today’s market.
Step 1:
Find a local REALTOR®. Using a local real estate agent who knows the surrounding neighbourhoods to help accurately price your home is crucial! Here at Builds by the Bay we KNOW Southern Georgian Bay properties. More specifically we know Meaford, Thornbury, The Blue Mountains, and Collingwood VERY well.
Step 2:
Educate yourself on what kinds of services are offered from the Local REALTOR®. I encourage you to look at realtors websites, find out what they offer, what the commission structure is and read their reviews!
Step 3:
Interview agents: This is typically happens during a listing appointment. Here is where you get to know the agent, and see if their personality meshes with yours. We will conduct a home evaluation during an in person listing appointment. While this home evaluation certainly takes into account comparable sales in the area, we are also looking for what differentiates your home from the rest. We also inform you about what is happening in the local market. This will help you make an informed decision as to what the best time is to sell. Up here, you may be surprised to learn that it isn’t always the spring market that will net you the best price for your home.
Step 4:
Hire a local REALTOR®. Now the fun begins! If you hire me and my team, we will give you “homework!” If you need help with the homework we have a roster of wonderful local companies who do anything from decluttering, to painting and small home renovations that we can recommend.

Step 5:
Staging: Don’t believe this step is important? Well, you need to check out my blog: The Importance of Staging. Our stager will provide tips for a DIY approach, or fully stage your home…we’re talking artwork, furniture and greenery galore! Step 6:
Photoshoot: Our fabulous photographer comes to your perfectly staged, cleaned and list-ready home to take the best high quality photographs and video to showcase your home to the world. This step is crucial in how your home is presented to the internet and is a necessary part of the listing process. 99% of people view homes online to get a sense of the home before they view it in person.
Step 7:
List, Market and hand hold: Listing on the MLS service such as Realtor.ca is not the only important aspect of listing.
